Shelco hired CitySpaces to assist in the subdivision process for a property they had auctioned in the Hamlet of Alderside, adjacent to the Canadian Pacific Railway (CPR) line. Alderside is a Hamlet located in the Municipal District (MD) of Foothills in Alberta. Prior to Subdivision it was necessary to consider the scope of future land uses and to determine which options might be acceptable to both the community and local government.
CitySpaces researched acceptable uses that were compatible within proximity to the rail line including commercial/residential live work uses that would comply with the national railway land use regulations. The project included a visioning workshop with residents of the Alderside community. Input from the workshop was used to prepare a draft subdivision plan reflecting the proposed uses envisioned by stakeholders. The land use concept developed by CitySpaces allowed the MD of Foothills and Alderside residents to see what type of future development may be possible. Our team facilitated the collaboration between the two parties to produce a sustainable subdivision in which respected the vision of the MD with regards to future growth. A land use redesignation application was submitted to council.
